Accommodation in Serbia is currently thriving and expanding every day. Major hotel chains are opening or planning its operations in the nearest future throughout the country. Additionally, private rental units, high-end apartments, and rooms cater to the most sophisticated clients.

 

Apartments

 

The ability of a foreign individual to purchase real estate in Serbia is based on reciprocity. If a Serbian citizen is able to own real estate in one's respective country, then a foreign citizen has an equal opportunity to do so in Serbia.

 

Those interested in exclusive properties in Belgrade are often impressed by the quality of construction and interior standards. If money is not an issue, even the most discriminating of tastes can be accommodated. Including both mid-end and high-end category apartments, the sale prices are in the following ranges: €1,650-2,500-sqm in Dedinje (Belgrade's exclusive residential area), €1,500-2,400/sqm in downtown, and €1,300-2,100 in New Belgrade.

The average prime rent in Belgrade is €11/sqm/month as of the end of 2006. In the most prominent areas of Vracar, Dedinje, and Senjak, rental levels showed a slight decrease due to the continually growing supply of quality apartments in those areas. Demand for rental apartments in New Belgrade has increased along with the supply over the last few years, keeping rental rates steady. Only in rare cases are the most luxurious and furnished apartments able to achieve rents from €17 to €19/sqm/month.

 


Hotels

A number of hotels in Serbia, belonging to world hotel chains along with those recently privatized, can meet the highest business travelers' standards. The vast majority of Serbian hotels are 2 and 3-star hotels and many of them are undergoing privatization as a way to raise the quality of their services. Prices vary heavily from one city to another as given in the table below.
